New estates and old villages, two different problems

Ashford has grown fast, and the gutters on a 2015 house block for completely different reasons to the ones on a 1900 cottage.

Out on Park Farm, Repton, Singleton and Chilmington the roofs are modern and the pitches are shallow. Water moves slowly off the tiles, so silt, moss granules and roofing grit settle in the gutter rather than being carried to the downpipe. On newer builds we also still find mortar and construction debris in the runs years after handover.

The older parts of town, around Beaver Road and the streets off the High Street, are the opposite. Steeper Victorian pitches shift water quickly, but the trees are mature and the guttering is often original.

Out in the villages, at Wye, Charing, Bethersden, Smarden and Mersham, it’s leaf fall and overhanging trees almost entirely. Properties under the Downs at Wye and Brabourne tend to want doing twice a year rather than once.

A blocked gutter is the cheapest problem on your house to fix and one of the most expensive to ignore.

Water that can’t drain away runs down the wall instead. On the older brick properties around the town centre that means saturated brickwork and eventually damp showing through inside. On the newer estates the render marks first, and a green stain down a light-coloured wall is very hard to shift once it’s established.

Most properties want doing once a year, and the autumn clear is the important one. If you’ve got trees overhanging the roof, which most of the village properties do, a second clear in spring stops the debris compacting over summer.

On the day, the whole run gets cleared front and back, the downpipes get flushed through as well as the horizontal runs, and the debris is bagged and taken away rather than tipped into your borders. We’ll check for splits, sagging sections and loose brackets while we’re up there, and tell you if anything needs attention beyond a clean.

You don’t need to be in, as long as we can get access round the back. Most standard properties are done inside an hour or two.
