The whole property to check-out standard, inside and out. We're based in the town, so we're rarely far away.

Check-outs run to a deadline. Keys go back on a Friday, the new tenant moves in on the Monday, and the clean has to happen in between. Our yard is on Wotton Road, so an Ashford booking doesn’t have to be fitted around travel, and if something needs a second visit we’re round the corner rather than forty miles away.
The rental stock here splits fairly cleanly. A lot of the newer estates at Park Farm, Repton, Singleton and Chilmington are let to commuters using the international station, with tenancies turning over every year or two. Around the town centre and Beaver Road it’s older housing, often converted into flats, which takes longer to clean properly.
Out in the villages at Wye, Charing, Bethersden and Smarden the lets are mostly family homes with gardens, and gardens are where end of tenancy cleans usually fall down.
End of Tenancy Cleaning

Cleaned to check-out standard, not domestic standard.
There’s a difference between a property that looks tidy and one that passes an inventory check. The second means inside the appliances, behind them, and all the places a weekly clean skips.

Inventory clerks photograph the outside of the property as well as the inside.
A green patio, a mossy driveway and streaked windows all end up in the check-out report, and none of them get touched by a standard end of tenancy clean.
On the newer Ashford estates the large glazed rear elevations and bifold doors are the giveaway. They look worse for being half cleaned, and they’re the first thing in a listing photograph.
Because exterior cleaning is our main business, we do both on the same booking:

Most end of tenancy cleaners can't legally remove what they clear out. We can.
Anyone carrying waste from someone else’s property in England needs to be a registered waste carrier. Plenty of cleaning firms aren’t, which is why the rubbish tends to end up in bags by the bins for the landlord to deal with.
We work alongside our sister company, Kent Clearance, which holds an Upper Tier waste carrier registration with the Environment Agency, number CBDU560725. Kent Clearance is based in Ashford too, so on a local job it’s usually the same visit rather than a separate trip.
Anything cleared out during the clean can be taken away and disposed of properly, with a transfer note if you need one for your records. Furniture left behind, garden waste, the contents of a shed nobody has opened in years. Tell us what’s there when you book and we’ll price it in.

End of Tenancy Cleaning
The things people ask most before booking.
Tell us what needs cleaning and we’ll come and look at it. No charge, no obligation, and a fixed price in writing before anything starts.
Yes, and that's the main thing that sets us apart. Most end of tenancy firms only do the inside. Because exterior cleaning is our core business, we can clear the gutters, clean the driveway and do the windows properly as part of the same booking.
Yes. Our sister company Kent Clearance is a registered Upper Tier waste carrier with the Environment Agency, registration CBDU560725, so we can legally remove and dispose of waste from the property. Most end of tenancy cleaners can't, which is why it usually gets left for the landlord.
Usually within a few days for Ashford, since we're based in the town. The end of the month is busiest, as most tenancies turn over then, so the earlier you call the more flexibility we have on dates.
Yes. We're regularly out at Wye, Charing, Bethersden, Smarden, Pluckley, Mersham, Sellindge, Hamstreet and Tenterden, along with the smaller villages in between.
Yes. We work with letting agents across Ashford and can invoice whichever party is arranging the work.
