A driveway is usually the first thing anyone sees, and it’s the surface that ages worst.

Moss and algae take hold in the joints, black spot lichen bonds to the stone, and oil and tyre marks work their way in. Left long enough it stops being a cleaning job and starts being a relaying job.

We clean driveways and patios right across Kent, from our base in Ashford. Block paving, concrete, natural stone, Indian sandstone, slabs, tarmac and imprinted concrete.

Why we don't use one pressure setting for everything

High pressure will strip moss off a driveway. It will also blow the jointing sand out and pit soft stone.

There’s no single method that suits every surface, and matching the technique to what’s actually there is most of the job:

  • Block paving takes higher pressure, but the jointing sand needs replacing afterwards or the blocks work loose
  • Indian sandstone and other natural stone is softer than people assume and marks permanently under too much pressure
  • Imprinted concrete has a sealed surface coat that high pressure will strip
  • Tarmac loosens and pits if it’s hit too hard

We’ll look at the surface before quoting and tell you what it needs. Where green growth is the problem rather than dirt, a treatment often works better than pressure, and it keeps it away for longer.

What we can and can't remove

Being straight about this saves everyone a wasted visit.

Comes off reliably: moss, algae, general dirt and grime, leaf staining, weathering, most black spot lichen with treatment, and surface oil.

Sometimes: old oil that has soaked into porous concrete, rust marks, paint and cement splashes. We’ll tell you honestly what we think before we start.

Won’t come off: anything that has stained the material itself rather than sitting on it. If a patio has been discoloured for fifteen years, cleaning will improve it but it won’t come back to new.

If a surface is beyond cleaning we’ll say so rather than take the money.

How often, and when

Once a year keeps on top of it. Spring or early summer is the best time.

Cleaning in spring means you get the use of it through the summer, and any treatment we apply has the growing season to work against rather than sitting under winter damp.

Autumn cleans are worth doing where a patio is under trees, mostly to get the leaf litter off before it stains over winter.

Between cleans, keeping the joints clear and not letting leaves sit is most of the battle.

It’s priced on area and on what’s on the surface. A standard driveway is straightforward; a large patio with heavy lichen takes longer. We’ll measure up and give you a fixed price, with no charge for quoting.
Not if the method is right for the surface. Block paving does need its jointing sand replacing after cleaning, because the process removes it along with the moss. That’s normal and it’s part of the job.
Yes on block paving, since leaving the joints empty lets the blocks move.
Usually. Black spot is a lichen that bonds to the stone rather than sitting on it, so pressure alone often won’t shift it. It needs a treatment and a bit of patience, and it’s worth saying up front that badly established black spot may improve rather than disappear entirely.
Realistically a year, sometimes two. It depends on how much sun the surface gets, whether it’s under trees, and how well it drains. A north-facing patio in shade will green up faster than an open south-facing driveway. Where regrowth is the main problem rather than dirt, a treatment slows it down considerably, and we’ll tell you whether yours is worth it.
