Properties near the major routes pick up a fine, greasy road film that ordinary rain doesn’t wash away. It binds the silt and moss granules coming off the roof into a sludge that sits in the bottom of the run rather than draining through, and it’s noticeably heavier work to shift than plain leaf litter.
Add the construction dust that’s been part of life around Ebbsfleet and the Stone Crossing developments for years, and gutters here fill with material that has nothing to do with trees.
Everything is done from ground level with a high reach vacuum system, so nothing leans against your guttering or your fascias.
The post-war estates at Temple Hill, Joyce Green and Princes have plastic guttering on shallow roof pitches. Plastic is more forgiving than cast iron, but it sits lower and the shallow pitch means water moves slowly off the tiles, so debris settles rather than being carried to the downpipe.
The newer developments at Ebbsfleet, Stone and Greenhithe have the same shallow pitches plus something people don’t expect: mortar droppings, roofing grit and construction debris still sitting in the runs years after handover. We find it regularly on properties under ten years old.
The older streets around East Hill, Darenth and the villages out at Sutton-at-Hone, Horton Kirby and Farningham are more conventional, with mature trees and original guttering.
Water that can’t drain away runs down the wall instead. On the render and pebbledash common across the post-war estates, that shows as a green stain which is very difficult to shift once it’s established. On the newer developments it marks the light-coloured brick and the render panels.
The road film makes it worse rather than better. Greasy silt holds water in the run instead of letting it drain, so a partially blocked Dartford gutter often overflows before one elsewhere carrying the same volume of debris would.
Once a year suits most properties here. Twice if you’re close to the A2, the crossing approach, or under trees.

On the day, the whole run gets cleared front and back, the downpipes get flushed through as well as the horizontal runs, and everything is bagged and taken away rather than tipped in your borders. We’ll check for splits, sagging sections and loose brackets while we’re there.
Where the blockage is road film and silt rather than leaves, flushing the downpipes matters more than usual. That sludge tends to settle at the bottom of the fall rather than sitting in the run where you can see it.
