Tunbridge Wells has more three-storey Victorian housing than almost anywhere else in Kent, and height is the problem.

On a large villa in the Pantiles, off Mount Ephraim or around Calverley Park, the guttering can sit thirty feet up. Traditionally that meant either a very long ladder or a scaffold tower, both of which are slow, expensive and awkward on a sloping site.

Why it matters on period property

On a Victorian villa, gutter overflow doesn’t stay a cosmetic problem for long.

Solid brick and sandstone walls with no cavity have nothing to stop water getting through once they’re saturated. Overflow runs down the same stretch every time it rains, and on the local sandstone it shows as staining and eventually spalling.

There’s also the detailing to think about. A lot of the housing here has decorative bargeboards, finials and moulded fascias, and those are the first things to rot when a gutter has been overflowing behind them. Replacing a moulded bargeboard on a listed or conservation-area property is not a cheap job.

Once a year is the minimum here. Under heavy tree cover, twice.
