On a large villa in the Pantiles, off Mount Ephraim or around Calverley Park, the guttering can sit thirty feet up. Traditionally that meant either a very long ladder or a scaffold tower, both of which are slow, expensive and awkward on a sloping site.
We work entirely from the ground with a high reach vacuum system. No scaffold, no ladders against original stonework or decorative bargeboards, and no long access negotiation with your neighbours over where the tower goes.
The mature limes, beeches and horse chestnuts around Calverley Park, Hungershall Park and out towards Rusthall fill a gutter faster than almost anywhere we work. On a heavily shaded property it isn’t unusual to find the run completely matted by the end of a single autumn.
Shade brings a second problem. Gutters that never see direct sun stay damp, and damp gutters grow moss in the run itself rather than just catching what falls in. That holds water against the joints and is what starts cast iron corroding.
Out at Southborough, Bidborough and Speldhurst the tree cover is heavier again. Those properties genuinely want doing twice a year.
Solid brick and sandstone walls with no cavity have nothing to stop water getting through once they’re saturated. Overflow runs down the same stretch every time it rains, and on the local sandstone it shows as staining and eventually spalling.
There’s also the detailing to think about. A lot of the housing here has decorative bargeboards, finials and moulded fascias, and those are the first things to rot when a gutter has been overflowing behind them. Replacing a moulded bargeboard on a listed or conservation-area property is not a cheap job.
Once a year is the minimum here. Under heavy tree cover, twice.
Because we work from the ground rather than putting ladders or scaffold against the building, there’s no contact with the fabric of the property at all. No pressure on original guttering, no weight on decorative detailing, and nothing propped against stonework.
