Different parts of Maidstone, different problems

What fills a gutter in Tovil isn’t what fills one in Grove Green.

The older streets around the town centre and out towards Tovil and Loose are heavily tree-lined. The mature limes and sycamores there drop enough leaf litter to block a run in a single autumn, and it compacts down into a solid mat rather than washing through.

Out on the newer estates at Grove Green, Weavering and Vinters Park the trees are younger and the problem is different. Shallower modern roof pitches mean water moves more slowly off the tiles, so silt and moss granules settle in the gutter instead of being carried to the downpipe.

The 1930s semis around Penenden Heath and Allington tend to show the problem in the fascia boards first, since the overflow runs straight down behind them.

Why it's worth doing before winter

A blocked gutter is the cheapest problem on your house to fix and one of the most expensive to ignore.

Water that can’t drain away runs down the wall. On the Victorian and Edwardian terraces around the town centre that means saturated brickwork and, eventually, damp showing through inside. On the interwar housing it usually rots the fascia board first, which is a replacement job rather than a cleaning one.

Most properties want doing once a year, and the autumn clear is the important one. If you’ve got trees overhanging the roof, and plenty of Maidstone does, a second clear in spring stops the debris compacting over the summer.
