Canterbury has the largest student rental market in Kent, and student check-outs happen all at once.

Two universities and a college means several thousand tenancies ending within the same few weeks each summer. Around St Stephen’s, Hales Place, Wincheap and out along the Whitstable Road, whole streets turn over at once, and every landlord and agent in the city wants the same fortnight in July.

Student houses also come with their own issues. Shared kitchens that have taken a year of proper use, gardens nobody has touched since September, and a fair amount left behind at the door. That’s a different job to a family let, and it’s usually a bigger one.

Alongside that there’s the city’s period housing, much of it converted into flats and a good deal of it listed or in a conservation area, plus family lets out at Sturry, Blean and towards the coast.

There’s a difference between a property that looks tidy and one that passes an inventory check. The second means inside the appliances, behind them, and all the places a weekly clean skips.

Bathrooms: limescale, grout, shower screens, sanitaryware, extractor fans
All rooms: skirting, sockets and switches, door frames, light fittings, radiators
Windows cleaned internally, including frames and sills
Floors vacuumed and mopped throughout

On a shared house the kitchen and bathrooms take the bulk of the time. Worth telling us the bedroom count when you call, since a six-bed HMO is a very different job to a two-bed flat.

And the outside, which most firms won't touch

Inventory clerks photograph the outside of the property as well as the inside.

A green patio, a mossy path and streaked windows all end up in the check-out report, and none of them get touched by a standard end of tenancy clean.

Because exterior cleaning is our main business, we do both on the same booking:

  • Windows, frames and sills, outside as well as in
  • Gutters and downpipes cleared
  • Fascias, soffits and bargeboards
  • Driveway and patio
  • Decking
  • Bin stores and outbuildings

Gutters are worth a particular mention on student lets, since they’re the one thing nobody has looked at in a year. And because we work from the ground with a reach pole rather than ladders, we can handle the city centre terraces where access is a shared alley or straight through the house.

We can take the waste away as well

This is the one that matters most on a student property.

Anyone carrying waste from someone else’s property in England needs to be a registered waste carrier. Plenty of cleaning firms aren’t, which is why what gets left behind ends up in bags by the bins for the landlord to deal with.

We work alongside our sister company, Kent Clearance, which holds an Upper Tier waste carrier registration with the Environment Agency, number CBDU560725. That means anything cleared out during the clean can be taken away and disposed of properly, with a transfer note if you need one for your records.
