A lot of the rental stock here is period property. Converted Victorian villas around Calverley Park and Mount Ephraim, townhouses off the Pantiles, and sash-windowed flats through St John’s and Southborough. Original features look wonderful in a listing photograph and they take considerably longer to clean properly. Deep skirtings, picture rails, ornate coving, cast iron radiators and sash windows with glazing bars all collect dust in ways a modern build doesn’t.
Inventory clerks in this part of Kent tend to be thorough, because the deposits are larger and there’s more to argue about. A clean that would pass in a new-build flat won’t necessarily pass here.

There’s a difference between a property that looks tidy and one that passes an inventory check. The second means inside the appliances, behind them, and all the places a weekly clean skips.
On period property the detailing is what catches people out. Picture rails, coving, panelled doors and the tops of sash frames are all things a clerk will run a finger along.
Streaked windows, a green patio and moss through the paving all end up in the check-out report, and none of them get touched by a standard end of tenancy clean.

We work from the ground with a reach pole, so the third floor gets the same clean as the ground floor and nothing leans against original stonework or decorative bargeboards.
Anyone carrying waste from someone else’s property in England needs to be a registered waste carrier. Plenty of cleaning firms aren’t, which is why the rubbish tends to end up in bags by the bins for the landlord to deal with.

That means anything cleared out during the clean can be taken away and disposed of properly, with a transfer note if you need one for your records.
