A lot of the rental stock here is period property. Converted Victorian villas around Calverley Park and Mount Ephraim, townhouses off the Pantiles, and sash-windowed flats through St John’s and Southborough. Original features look wonderful in a listing photograph and they take considerably longer to clean properly. Deep skirtings, picture rails, ornate coving, cast iron radiators and sash windows with glazing bars all collect dust in ways a modern build doesn’t.

Inventory clerks in this part of Kent tend to be thorough, because the deposits are larger and there’s more to argue about. A clean that would pass in a new-build flat won’t necessarily pass here.

  • All rooms: skirting, sockets and switches, door frames, light fittings, radiators
  • Windows cleaned internally, including frames, sills and glazing bars
  • Floors vacuumed and mopped throughout

On period property the detailing is what catches people out. Picture rails, coving, panelled doors and the tops of sash frames are all things a clerk will run a finger along.

Inventory clerks photograph the outside of the property as well as the inside.
