End of Tenancy Cleaning

End of tenancy cleaning across Sevenoaks

Sevenoaks has some of the largest rental properties in Kent, and size changes what an end of tenancy clean actually involves.

The lets around Kippington, Wildernesse, Bradbourne and the Vine tend to be substantial detached houses on generous plots. Four or five bedrooms, two or three bathrooms, utility rooms, garden rooms and outbuildings. That’s a different job to a two-bed flat, and it’s why a cleaner who quotes over the phone without seeing the property usually gets it wrong.

Deposits are correspondingly larger, which means inventory clerks are thorough and landlords are less inclined to let things go. A clean that would pass elsewhere won’t necessarily pass here.

Out in the villages at Otford, Kemsing, Seal, Shoreham and Chipstead you get older cottages and converted properties, often with original features and awkward access down narrow lanes.

What's included inside

Cleaned to check-out standard, not domestic standard.

There’s a difference between a property that looks tidy and one that passes an inventory check. The second means inside the appliances, behind them, and all the places a weekly clean skips.

  • Kitchen: oven, hob, extractor, inside and behind appliances, cupboards inside and out, worktops and splashbacks
  • Bathrooms: limescale, grout, shower screens, sanitaryware, extractor fans
  • All rooms: skirting, sockets and switches, door frames, light fittings, radiators
  • Windows cleaned internally, including frames and sills
  • Floors vacuumed and mopped throughout

On the larger properties it’s worth telling us the room count and how many bathrooms when you call, since that’s what drives the time more than anything else.

Why Do I Need an End Of Tenancy Clean
Why Choose Kent External Cleaning

And the outside, which most firms won't touch

Inventory clerks photograph the outside of the property as well as the inside.

A green patio, a mossy driveway and streaked windows all end up in the check-out report, and none of them get touched by a standard end of tenancy clean.

Because exterior cleaning is our main business, we do both on the same booking:

  • Windows, frames and sills, outside as well as in
  • Gutters and downpipes cleared
  • Fascias, soffits and bargeboards
  • Driveway and patio
  • Decking
  • Bin stores and outbuildings

Sevenoaks has the heaviest tree cover in the county, and that shows on a rental property faster than anywhere else. Gutters fill, patios go green in a single winter, and a large driveway under mature oaks looks neglected within months. On the bigger plots the outside is often more work than the inside, and it’s the part nobody has budgeted for.

We can take the waste away as well

Most end of tenancy cleaners can’t legally remove what they clear out. We can.

Anyone carrying waste from someone else’s property in England needs to be a registered waste carrier. Plenty of cleaning firms aren’t, which is why the rubbish tends to end up in bags by the bins for the landlord to deal with.

We work alongside our sister company, Kent Clearance, which holds an Upper Tier waste carrier registration with the Environment Agency, number CBDU560725. That means anything cleared out during the clean can be taken away and disposed of properly, with a transfer note if you need one for your records.

On a large property that’s often the bigger half of the job. Furniture left behind, garden waste, the contents of a double garage or an outbuilding nobody has opened in years. Tell us what’s there when you book and we’ll price it in.
